Retail parks in Czechia increased by over 60,000 sq m last year

Last year witnessed the completion of more than 62,000 sq m of shopping space in 17 retail parks – new, renovated or expanded. Their total retail space has thus increased to 1.2 million sq m, and they account for almost a third of the total retail space in the Czech Republic. The Moravian-Silesian Region has the largest amount of such space, while the Olomouc Region leads in terms of area per 1,000 inhabitants. Another almost 90,000 sq m is currently under construction. To date, 13 new brands have arrived in Czechia this year

According to currently available data, 13 new brands have arrived on the Czech retail market in the first six months of this year. Most of them are in the fashion segment (clothes and accessories – seven brands) and culinary concepts (F&B – three brands). The latter are set to dominate the new arrivals this year: at least six F&B brands should come to the country by the end of the year, and other brands already present will open new branches. Last year retail park space recorded its highest growth in five years

Last year, there was an increase of over 65,000 m² in retail park space in the Czech Republic, which now has more than 1,100,000 m² of retail park space overall.¹ This was the biggest growth in five years, but it was also centred on the smallest number of projects. IKEA extending lease at SEGRO Logistics Park Prague

IKEA extended their lease contract at SEGRO Logistics Park Prague in the vicinity of the Václav Havel Airport. It will continue leasing the warehouse space totalling almost 12,500 sq m in the building it uses as a goods pick-up warehouse for its customers. CEE Investment Volumes remain strong in Q1

The preliminary investment volumes for the CEE region for Q1 2020 have reached ca. €3.7 billion, despite the onset of Covid-19 in CEE at the beginning of March. This volume was significantly boosted by the ca. €1.3 billion acquisition of the Residomo portfolio in Czech Republic by Heimstaden and as such represents a y-o-y growth of 68% over Q1 2019 (ca. €2.2 billion) and 28% over Q1 2018 (ca. €2.9 billion). Multi Corporation and GEMO HOLDING have sold the Forum Poprad shopping centre in Poprad, Slovakia. The asset has been acquired by the real estate fund of ZFP Investments and MAT Corporation, part of the DBK group. Shortage of prime investment product causing a decrease in overall transaction volume in CEE

In the first three quarters of 2018 the total investment volume in six CEE countries (Poland, the Czech Republic, Slovakia, Hungary, Romania and Russia) reached EUR 8.9bn. The CEE investment market is still very attractive to institutional investors, a shortage of prime product being the biggest challenge. Focus Estate Fund acquired Most Retail Park

Focus Estate Fund investment fund acquired Most Retail Park located in Most (Czech Republic) with 6,471 sq m of retail space. The seller was TK Development.  This is Focus Estate’s third investment in European commercial real estate. The investment fund previously bought Ostrava Retail Park (Ostrava, Czech Republic) and Galeria Sandomierz (Sandomierz, Poland). The lease of Most Retail Park is secured by Cushman & Wakefield. NAY Leases 27,600 Square Metres at Prologis Park Bratislava

Prologis, Inc. announced that NAY, the largest specialized retailer of electronics in the Slovak Republic, has signed a new lease agreement totaling 7,800 square metres at Prologis Park Bratislava. Accolade Enlarges its Industrial Zone in Lublin

The Czech real estate group Accolade is investing in expanding the industrial zone in Lublin, Poland, where as much as 73,500 square metres of industrial area will gradually become available. The first phase of building the industrial zone is almost completed. Tenants operating in the manufacturing and logistics industries have leased almost 20,000 square metres of newly built prime industrial area. Tesco to open major distribution hub in Poland
